Founded in 2020, Industrial Building Group (IBG) is a design-build general contractor specializing in large cold storage and dry distribution facilities. IBG offers personalized, reliable and collaborative services pertaining to all phases of construction, from design and critical development through project completion.

At IBG, we pride ourselves on maintaining and growing loyal relationships among our robust network of clients, designers and subcontractors to assure the utmost quality, care and attention to detail.

Our team has over 20+ years of experience in the permitting, design and construction of cold and dry storage facilities, having completed over 3,500,000 sq. ft. of cold and dry facilities, valued at over $500 million.

Our goal is to provide clients with exceptional service and impeccable quality, all while delivering projects safely, on budget and on time.

Team

Karl Dickman is the Founder and Managing Partner for Industrial Building Group, LLC. Karl is involved in every aspect of the company’s day-to-day operation, but his key focus is developing and maintaining strategic partnerships in both the Owner/Developer and Subcontractor community.

 



Karl works closely with clients from the predevelopment phase to devise personalized strategies that meet their goals. Prior to founding Industrial Building Group in August 2020, Karl was General Manager for Campanelli Companies in Braintree, MA. While at Campanelli, he managed the “Preferred Freezer Phase 1 East Coast Expansion Program,” executing the successful build-out of 14 refrigerated warehouses across seven states in just six years.

His other responsibilities included managing construction projects tailored to a myriad of industries from Manufacturing to Healthcare to Residential and more. Prior to his time at Campanelli, Karl spent seven years serving as General Manager for a large civil contractor, and eight years as General Manager for a large environmental remediation firm.

 



Karl is a Graduate of Springfield College where he played varsity football for four years. Outside of work, Karl enjoys hockey, golf, cycling, boating, skiing, snowmobiling, and working on his “camp” in Vermont.

Matt Kuschan serves as the Controller for Industrial Building Group, LLC, overseeing the day-to-day accounting and financing activities for the company’s operations. Matt oversees all aspects of accounting and finance including project job cost tracking, monthly report preparation, payment requisition preparations, certificate of insurance tracking and compliance, and implementation of bank financings.


Prior to joining IBG in 2022, Matt served in a variety of finance and accounting roles. He previously held the controller position at Elberon Development Group where he supervised the day-to-day accounting activities for Elberon’s $500M+ real estate portfolio. Some of his duties included overseeing the financial and accounting aspects of construction/development, cost tracking, report preparation, and annual coordination with external auditors.

Before his time at Elberon, he held a leading position in the finance department of VF Corporation, where he was responsible for monthly close entries and overseeing new store openings for name brand subsidiaries. Prior to that, Matt held the position of auditor/tax preparer with Demetrious and Company, LLC for over two years. While there, he audited both public and private companies with revenues of +$100m annually and prepared complex tax returns for several high-net-worth individuals.


At the very start of his career, Matt served as a Stock Broker for Olympia Capital Markets, LLC in New York City. He holds a Master of Business Administration in Accounting from Montclair University and a Bachelor of Science in Finance from Monmouth University. He served as a board member for the Gateway Family YMCA and is a member of the NAIOP, Commercial Real Estate Development Association.

Tami joined Industrial Building Group with 20 years of construction management experience. With an architectural background and construction in her blood, Tami serves as the liaison between our design teams, clients, and field staff, keeping everyone on task for the implementation and delivery of client-specific projects.


Tami’s keen sense of organization allows her to provide full office and file management while consulting on the technical elements of individual projects. Tami’s honed skills bridge the full spectrum of any project, as her proficiency ranges from client planning to market research, to fit plan generation, to subcontractor pre-qualification, and more.

Once a project is official, Tami transitions to the permitting and associated pre-construction activities dictated by the project and its locale. Throughout each project, Tami continually manages all documents while streamlining the RFI and submittal process. She is highly valued for her extensive experience in close-out procedures, punch list management, and financial reporting to ensure project completion.


Tami’s background experience largely stems from the degree she earned at Roger Williams University’s School of Architecture. For her first project post-graduation, she was tasked with restoring Rhode Island’s historic mill buildings to their original character while transitioning their functions to include more modern multi-use programs, apartments, office spaces, and restaurants.


Tami is adept at applying her multifaceted skills to large commercial/industrial buildings, including both cold storage and dry warehouse environments.

As the General Manager of Cold Storage Construction for the Industrial Building Group, Zan Perry has been leading projects from typical dry storage facility builds to global top-of-the-line cold storage facilities for over 25 years.

His expertise ranges from infrastructure design principles and code compliance regulations to engineering management and installation processes, giving him a unique edge in the successful delivery of cold storage solutions.

Prior to joining IBG, Zan spent 15 years positioning himself at the forefront of Industrial Construction, working in various managerial roles at Preferred Freezer Service. It was there that Zan learned to create innovative systems that would exceed customers’ expectations.

Zan draws on a comprehensive wealth of knowledge to deliver durable, energy-efficient structures that help businesses significantly improve their operations. He has mastered the art of delivering projects on time without compromising quality or safety.

When he’s not busy building the future, Zan is a family man. On any given weekend you can find him snowboarding down icy slopes of NJ with his wife and beautifully blended family – daughters Hailey, Parker, Avery, Kinsley, and son Gavin – or perhaps riding waves at the shore in true Jersey style.

Nick Thomas is General Manager at Industrial Building Group. Nick has acquired 25 years of experience in the construction industry, with a specific focus on distribution warehousing and cold storage markets in the last 15 years.


Nick’s insight, dedication, and industrious spirit make him a critical asset to our team. With several million square feet of ground-up construction under his management, Nick is valued for his excellent communication skills, his ability to multitask while remaining organized, and his delivery of well-managed, cost-effective projects.

Nick consistently strives to build strong, long-lasting client relationships while honing his wide skillset to optimize his processes. With a B.S. in Civil Engineering from Norwich University, Military College of Vermont, Nick brings a unique background having balanced the structure from a military-based curriculum, the commitment and time management of a varsity sport, and the successful completion of his engineering degree.

Matt brings nearly a decade of construction and industry experience to his project management role at Industrial Building Group.

Prior to joining the company in 2021, Matt worked for Campanelli Companies, a Boston-based integrated commercial development company. During his tenure he became well-versed in many facets of the business, ultimately playing instrumental roles in large-scale ground-up construction, bid management, and client management.

Matt is revered by colleagues as a natural-born leader with a hands-on mentality. Sharp problem-solving skills coupled with a steady demeanor serve as the cornerstones of his impeccable work ethic. He is staunchly committed to delivering work of the highest caliber.

Matt earned his B.S. in Business from Saint Michael’s College in Colchester, Vermont in the class of 2015. There, he was also captain of the men’s lacrosse team. In his free time, he is an avid fly-fisherman and enjoys golf and snowboarding.

Bill Roy is a Senior Project Manager at Industrial Building Group with over 30-years of experience managing a variety of design/build construction projects including cold storage, food processing, and industrial warehouse distribution; current totals $350M and over 2,000,000 SF

As a thought leader and highly analytical, with parallel ability to execute and create alliances with organization leaders and Design Build Teams, Bill can effectively manage and streamline the management and construction process to ensure that client and company goals and objectives are achieved within the prescribed timeframes and funding parameters.

Bill has assisted in the development, implementation and improvement of policies and procedures for construction teams and the implementation of Procore at previous companies and continues the same at IBG.   Bill mentors the younger IBG Team to become more effective in communicating and collaborating with clients, the design/engineering teams and subcontractors on projects.

He graduated from Wentworth Institute of Technology.  Prior to entering commercial/industrial construction he was a carpenter.  Bill continues to enjoy carpentry by volunteering with the South Shore Habitat for Humanity.

Carter joined IBG February 2023 as a project manager focused on Cold Storage construction.  Currently managing $130M in construction budget and schedule in multiple locations across the country.  Prior to joining IBG, Carter spent the first 15 years of his career in financial services with 1 large multinational bank.  The last 10 of those as a project manager for large technology implementations, with a focus on process automation. 

Carter’s project management career is highlighted by projects such as FreezPak Philladelphia, FreezPak Baytown and his designing and implementation of a $60 billion dollar sweep algorithm and predictive cash flow tools.    

Mike brings over 10 years of construction industry experience to IBG as the Director of Preconstruction.  With a successful track record of managing projects in the commercial, residential, and healthcare sectors, Mike is adept at understanding and incorporating the varying needs of a client throughout the lifespan of a project.  At IBG, Mike’s primary focus is design build and estimating coordination, permitting, entitlements, and client relationship development.  Having represented both owners and contractors for numerous construction projects nationwide, Mike has a strong appreciation for the challenges each side faces and focuses on building trustworthy relationships across all networks.

Prior to joining IBG in early 2024, Mike was a Senior Project Manager for a nationwide healthcare system for a 6-year period. While there, Mike successfully managed over 90 construction projects, at 46 separate hospitals, across 10 different states.  During this time, Mike also continuously maintained the life safety systems and requirements of each facility, with a particular focus on the requirements of local, state, and federal AHJ’s.

Mike attended Bentley University where he earned a Bachelor of Science in Finance, while also competing on the University’s golf team.  Away from work, Mike enjoys hockey, golf, fishing, and spending time with his family.
