Over $1.3 million was raised last night (11/5) at the 2025 Steps to Independence Celebration honoring Karl Dickman of Industrial Building Group, LLC! The annual fundraiser supports our continuum of programming for people with disabilities of all ages.

The success of this event was made possible by Karl Dickman’s tireless work ethic to raise support for the event. A huge thank you to Karl and the rest of the Steps to Independence Event Co-chairs: Ronel Borner, Dave Gibbons, Clark Machemer, Kelly Marx, Jeff Milanaik, Phil Monaco, Robert Murray, Barry H. Ostrowsky, and Michael Petillo. We also greatly appreciate the work of Karl’s fundraising team: Matt Kuschan, M.B.A (IBG), J.T. Kelly (IBG), Tony Lampasona (Lampasona Concrete), and Robert Falvey (Global Vision Advisors, LLC.).

At the event, we heard from keynote speaker and Pillar Care Outreach Coordinator Amy Fagan, who spoke about the difficulties navigating transition periods for people with disabilities and their families. Past honorees Jeff Milanaik and Dave Gibbons spoke on the impact of supporting our services. Zach Rich led the Text-for-a-Cause portion of the event alongside Clark Machemer, helping to raise money for special programming at Pillar Care.

Today, the entire team came together on site at Stoughton Logistics Park to participate in a dedicated Safety Day —a powerful reminder that in construction, safety isn’t just a policy, it’s a culture.

Led by Contractors Risk Management , with participation from Brookfield Properties , Industrial Building Group , and every subcontractor on the project, the day was packed with training, hands-on demonstrations, and open conversations around jobsite safety.

From fall protection and equipment handling to situational awareness and emergency preparedness, the message was clear: everyone goes home safe.

Industrial Building Group is proud to be part of Kaufman’s economic growth, as the city recently broke ground on its largest-ever capital investment—a state-of-the-art cold storage facility . The $61 million facility , developed by Agile Cold Storage , will feature deep-freeze, frozen, and refrigerated zones to meet the growing demand for temperature-controlled warehousing .

Mayor Jeff Jordan and other city officials emphasized the facility’s economic impact, with 70-80 new jobs expected and Kaufman’s strategic location making it a prime hub for the food and beverage industry. Agile Cold Storage executives highlighted their use of advanced technology in the facility and their excitement about joining the Kaufman community.

The 123,000-square-foot warehouse is scheduled to open at the end of 2025. We look forward to helping bring this modern facility to life!

With over 30 years of hands-on experience, Karl Dickman is a passionate leader in the construction industry. His approach blends strategic oversight with a deep understanding of day-to-day operations, making him a key figure in driving the company’s growth.

Before taking on his current role, Karl spent 14 years at Campanelli Construction, where he served as General Manager and Head of Construction. During this time, he oversaw a wide variety of projects, from cold storage and medical facilities to residential developments. His ability to manage everything from project estimation to on-site supervision made him indispensable in ensuring the success of these complex undertakings.

Karl’s journey in construction began even earlier, with key leadership roles. As General Manager at C. Spirito Inc., he guided civil projects, managing large crews and heavy machinery with precision. Before that, he honed his skills in environmental construction at Green Environmental Inc., overseeing Superfund cleanups and other remediation projects.

Karl earned his Master’s in Business Management from Springfield College in 1984. Throughout his career, he has built a reputation for being approachable, reliable, and deeply committed to the teams and clients he serves. His extensive knowledge and leadership style continue to inspire those around him, driving successful results across every project he touches.

The project includes a 163,000 SF Cold Storage warehouse facility, road improvements, and signals. Groundbreaking was on July 17, 2023, and the expected opening date is October 2024.

The design build team includes RKB Architects and Flood Consulting and Stoneridge Engineering.

Industrial Building Group is pleased to announce we have been awarded the design build contract for Phase 1 of BGPF International Group’s Cold Storage Facility in Baytown, Texas.

Phase 1 includes a 282,000 SF freezer distribution facility. Groundbreaking was on April 10, 2023, and the expected opening is June 12, 2024.

This is Industrial Building Group’s third building for the BGFP Group. The design build team includes RKB Architects, Providence Engineering, and Stoneridge Engineering.

ELBERON, FIDELCO JOIN FREEZPAK TO OPEN NEW FREEZER WAREHOUSE AT NEWARK-ELIZABETH BORDER

A cold storage provider has opened a new 140,000-square-foot facility at the border of Elizabeth and Newark, in a project that brought together two well-known New Jersey developers.

The new FreezPak Logistics building, which was developed by Elberon Development Group and Fidelco Realty Group, has helped revitalize a previously blighted industrial site at 1029 Newark Ave. Those efforts were on display Tuesday as the commercial real estate firms joined the operator and officials from both cities to unveil the modern facility and its 10.5 million cubic feet of cold storage space.

“The quality and sophistication of this cold storage facility will help re-establish the industrial prominence of a site that has been abandoned for many years,” said David Gibbons, president of Elberon Development Group. “The ownership team was proud to work alongside both Elizabeth and Newark to advance the revitalization of the surrounding area that touches both great cities.”

Of FreezPak, he added that “you need to be impressed enough with someone and their company to sign a 20-year lease with them for this kind of investment. But as I’ve gotten to know them through this process, I’ve become more and more impressed with how they run their business and how polished they are — and we wish them many years of prosperity at this location and I’ve got a feeling that they’re going to realize it.”

Located at the corner of Virginia Street, the site is the former home of Magruder Color but has been vacant since the pigment and dye manufacturer moved out in 2006. Fidelco and Elberon have sought to develop the property since around 2017, giving way to a lease with FreezPak and a groundbreaking last fall.

The result is a space with 18 docks and 75-foot clear ceiling heights, allowing for 30,000 pallet positions.

“This exciting new facility will serve as an anchor development project for the area,” said Marc E. Berson, Fidelco Group’s chairman. “Wherever FreezPak establishes itself, it creates jobs and attracts other industries and development, goals that Fidelco also holds dear. This project will breathe new life into a corner shared by two great cities.”

FreezPak, which is based in Carteret, will perform storage and retrieval, repacking and overseas container plug-in, according to a news release. The facility will also allow for on-site USDA, FDA and Food Safety and Inspection Service inspections.

It marks FreezPak’s fifth New Jersey location and recently won NAIOP New Jersey’s prestigious Deal of the Year award for industrial projects.

“We are excited to see our vision come to realization in our newest location,” said David Saoud, co-CEO FreezPak logistics. “This is a crucial time for modernization and our commitment to it is more resolute than ever. FreezPak Elizabeth will be our flagship facility.”

Officials in both Newark and Elizabeth touted cold storage as a growth opportunity for northern New Jersey’s port district.

“FreezPak has already established a great presence in New Jersey and I am proud to welcome them to Elizabeth,” Mayor J. Christian Bollwage said. “Set in a key location in the city — next to the seaport, major highways and the airport — this wonderful new facility is a great addition to our community. It helps with our commitment in creating new jobs and opportunities for our residents, all while increasing services and meeting the distribution needs and demands.”

Newark Mayor Ras Baraka added: “Despite the challenges Newark has faced due to COVID-19, we continue to build a strong economy, with jobs and career opportunities for our residents in diverse fields, and revitalize neighborhoods. FreezPak will energize development and growth in this area and our entire city. I congratulate Marc Berson and the Elberon Development Group for bringing this transformative project to Newark and Elizabeth.”
